“While the house sits on an a 8-acre parcel, “3.2 acres is reserved for agricultural use exclusively,” says Jonathan Yarton, a New York-based agent from “Selling the Hamptons” on Max. He’s transacted throughout the Hamptons and is familiar with the Baldwin residence.

He says the acreage isn’t exactly a perk from everyone’s point of view.

“From an everyday buyer’s perspective, this sounds great since you don’t have to worry about neighbors,” Yarton says. “From the perspective of, say, a developer, this undercuts the usability of the land.”

“The high stakes of a home purchase can’t be denied, but it’s best to keep your emotions in check.

“Try and remain as emotionless as possible when touring homes,” says Jonathan Yarton, a licensed New York real estate agent with Highline Residential. He also appeared on the Max show “Selling the Hamptons.”

“Playing it cool will help secure the best deal,” he says. “It’s hard for your realtor to negotiate if the sell-side knows you’re incredibly excited!”

When considering exterior paint shades, take a look at the homes on your block.

“When it comes to the exterior of homes, I always say, don’t be the outlier in the neighborhood,” says listing agent Jonathan Yarton, with the Yarton Group. “Too often, I see a gorgeous neighborhood of homes interrupted by one resident that decided neon blue was the correct choice for their home.

“Personal taste is something I always celebrate, but when you’re talking about resale, remember that your choice may not be the taste of the masses.”
